Garage door repair in Richmond and Division, Southeast Portland
Yes, we work on garage doors across Richmond and the Division corridor, where a small rear garage may serve as storage, a studio or a workshop, so the calls lean toward seals, locks, insulated doors and quieter openers.

Homes and garage doors in Richmond and Division
Richmond is dense inner Southeast, streetcar-era houses from the 1890s to 1910s and Craftsman bungalows and foursquares from 1905 to 1930 on small lots, where you will find a small detached single-car garage behind some of the houses.
The Hawthorne District runs along Richmond's northern edge and Division through the middle. Newer mixed-use apartment buildings have gone up along the SE Division St restaurant row, and the house garages we work on sit along the side streets behind it. About six in ten Richmond households owned their homes in 2010.
What goes on inside a rear garage matters to the door as much as the building around it. One might hold storage, another a painting or music studio, another the start of an ADU, and each use asks something different of the door. Storage wants a door that seals and locks, a studio wants one that insulates and runs quietly, and an ADU conversion may retire the door altogether.
What the garages here are like
On small Richmond lots, a one-bay rear garage down a narrow driveway can sit close enough to the neighbors that a rattling door carries over the fence. The doors we find range from original wood to steel sectionals swapped in over the decades.
Once a garage becomes a studio or workshop, the parts that wear first are the ones that keep weather out: the bottom seal, the perimeter seal along the jambs and header, and any wood at the base of the door. Someone working inside for hours also notices what a parked car never did, such as a floor draft, a thin uninsulated skin or a rattling track.

What we get called for in Richmond and Division
Richmond garages used as studios, workshops and storage bring these calls: weather seals, insulated doors, locks, quieter rollers and quieter openers.
A garage used as a studio has to keep drafts and rain out, so the old bottom seal and retainer come off for new ones, fresh perimeter seal goes along the jambs and header, and a threshold fills the dip where the floor has settled. It is the simplest first step toward a room that feels finished.
Swapping a thin, uninsulated door for an insulated steel door, or a wood-look one that suits a Craftsman house, makes a workshop easier to heat and quieter inside. We size it to the existing opening, so no framing changes or permit are needed, and a row of windows in the top section can bring daylight into a studio.
A garage holding instruments, tools or bikes deserves more than the opener as its only lock. We add a track-mounted slide lock and fit a guard so the emergency release cannot be fished from outside with a bent hanger slipped over the top of the door.
In a garage where someone paints or records, the low rumble of worn steel rollers and loose hinges gets old fast. Nylon rollers with sealed bearings, snug hinges and lubricant on the right parts make an old door markedly quieter, at a fraction of the work of a new door.
A quieter opener matters when someone works beside the door. Belt drives run softer than chain drives, and a wall-mount opener, which needs a torsion-spring door, frees the ceiling for lights or racks, with a keypad by the door so nobody carries a remote out to the garage.

Getting to you in Richmond and Division
We reach Richmond from Powell Blvd (US 26) to the south, or come down from I-84 on SE Cesar E. Chavez Blvd, then use SE 26th Ave and the residential streets to find your block, steering clear of Division at dinnertime.
Division and Hawthorne are the tricky part. Curb space along the restaurant rows and near the Bagdad Theater can fill up, so we park on a quieter residential street and carry the parts in. If your garage opens onto a narrow shared driveway, or onto SE Clinton St, mention it when you book so we know where the truck can sit without blocking a neighbor.

Richmond and Division garage door questions
Does your Richmond and Division coverage take in every ZIP code in the neighborhood?
Yes, every one of them. Richmond straddles more than one ZIP code, so neighbors a few blocks apart can carry different codes, but every Richmond and Division address is on our routes at the same posted prices, from the blocks near Sewallcrest Park to the apartments along Division and the houses close to Hawthorne. A cross street is all we need, and the ZIP sorts itself out.
Can you make my Richmond garage studio warmer and quieter without replacing the door?
Often, yes. New bottom and perimeter seals stop most drafts, nylon rollers and tightened hinges cut the rattle, and a well-balanced door with fresh lubricant runs more smoothly. When the door itself is a thin, uninsulated panel, an insulated replacement is the bigger step, and we price both so you can weigh the cost against the comfort you gain. Starting with the seals and deciding on the door later is a sensible plan.
Can you fix a Richmond garage door the same day if I live just off Division?
Same day in most cases, if you reach us before the afternoon fills up. Richmond is a short run from Powell Blvd, or from I-84 via Cesar E. Chavez Blvd. Living near Division only changes where we park: the truck goes on a quieter side street, and we walk the parts and tools to your garage. If the door is jammed open with your gear inside, tell us, since that changes how we slot the stop into the day.
Can the top section of my Richmond studio garage door be swapped for one with windows?
Sometimes, when the maker still produces your door model. A windowed top section can then replace the solid one, and we rebalance the springs for the change in weight so the door still rests halfway up. On an older or discontinued Richmond door, a new insulated door with a row of glass along the top is the practical way to bring daylight into the studio.
My Richmond garage still has its original wood door. Can it be made secure?
Usually, yes, if the wood is sound. We add a slide bolt that drops into a hole in the track, guard the emergency release against fishing from outside, and replace loose hinges whose screws have pulled out of soft wood. If the bottom rail or the stiles have rotted, a new door is the sturdier fix, and we price it alongside. Either way, a real lock should back up the opener instead of leaving it to do the job alone.
Does converting a Richmond garage into an ADU or studio take a permit?
Yes, if it becomes living space. Turning a garage into living space takes a Portland building permit, and filling in the door opening counts as resizing it. A detached garage may also need structural upgrades to meet code. Our ADU conversion guide covers the planning side, and when the build starts we can take out the door, opener and springs safely.
Can I free up the ceiling of my Richmond workshop garage for storage racks?
Yes, by trading the ceiling opener for a wall-mount unit beside the door, which works on doors balanced by a torsion spring. A door balanced by extension springs beside the tracks needs a torsion conversion first. The horizontal tracks still run back under the ceiling, so racks go beside or above them, with clearance left for the door when it is fully open.
