Garage door repair and installation in Tigard, Washington County

Homes and garage doors in Tigard
Many Tigard homes are subdivision houses with attached two-car garages, built while the population climbed from 6,499 in 1970 to 29,344 in 1990. The 1970s remain the biggest single decade of home building in the city.
Bull Mountain, on the southwest edge, is a different job. Voters approved annexing it in 2004, yet much of the mountain is still unincorporated with Tigard or Portland mailing addresses. Late-1970s houses sit on acre lots there, many homes date from about 1989 onward on hillside view lots, and newer single-family and townhouse projects keep filling in the gaps between them.
For the door itself, age and slope decide most visits. Boom-era doors and openers have logged decades of daily trips, so a double-wide door may already have worn through two or three sets of springs, with lift cables and an opener just as old. On a hillside lot, the angle of the driveway decides where drafts and rain get past the bottom seal.
What the garages here are like
Boom-era Tigard garages are attached two-car spaces, closed either by one wide sectional door or by two single doors side by side. A wide door weighs more, so it rides on larger torsion springs and heavier lift cables.
Bull Mountain garages vary more: older attached garages on the late-1970s acre lots, garages on the hillside houses from about 1989 on, and compact townhouse garages in the newer projects. Where a view-lot driveway slopes across the opening, the bottom seal touches the slab unevenly, so the low corner is where water, leaves and cold air slip in, and where the rubber gives out first.

What we get called for in Tigard
Tigard's boom-era streets and Bull Mountain lots keep us busy with springs and lift cables on wide doors, aging openers, seals on sloped driveways and fresh codes after a sale.
A double door from the 1970s or 1980s may have outlasted two sets of torsion springs already, and a snapped one leaves a heavy door the opener should not try to lift. The truck carries spring sizes for double-wide doors, and we balance the door and check it by hand, opener disconnected, before leaving.
Lift cables on a wide door age right along with its springs, and a frayed one lets one side drop until the door sits at a slant. Both cables get replaced, the drums on the torsion shaft are checked for wear, and we level the door before the first test run.
Some Tigard garages still run an opener from the first owner, and a unit built before 1993 may lack the entrapment protection required on openers made since then. A new belt or chain drive with sensors can often reuse sound ceiling mounts, which keeps the swap tidy.
On a hillside driveway the slab can fall away under one end of the door, leaving a wedge of daylight a standard bottom seal cannot close. A taller seal, a new retainer or a threshold strip on the concrete fills that wedge and keeps runoff outside.
Houses from the boom years have often changed owners more than once, and old remotes and keypad codes can still be out there. After a move, we wipe the stored codes from the opener, program your remotes and car buttons, and give the keypad a new code.

Getting to you in Tigard
Tigard is wired into two freeways, I-5 along its east side and OR 217 heading north toward Beaverton, so most routes in start from one of them. Inside town we work along Pacific Highway (99W), Hall Boulevard, Greenburg Road and Durham Road.
Scholls Ferry Road and Bull Mountain Road take us up the mountain. Weekday traffic on 99W and around Washington Square can slow any trip, so we give an arrival window instead of a promise and call ahead. On a steep Bull Mountain driveway, tell us if the truck can park level near the garage; if not, we carry the parts up from the street.

Tigard garage door questions
Do you cover Bull Mountain addresses outside Tigard city limits?
Yes. Much of Bull Mountain is unincorporated even though the mail says Tigard or Portland, and we treat it as part of our Tigard coverage along with the 97223 and 97224 ZIP codes. Metzger, Durham and the streets toward King City sit on the same routes. Send the street address with your booking so we can confirm the day and plan where the truck goes on a sloped lot.
Can a broken spring on a Tigard double door be fixed the same day?
Usually, provided we hear from you during business hours and the spring is a standard size for a double-wide door. If both springs on a two-spring door are original, we suggest replacing the pair so the door stays balanced. Leave the opener unplugged until the technician arrives, since the dead weight of a snapped-spring door is more than the opener can safely lift, and the strain can damage it.
Does a Tigard repair cost more than the same repair in Portland?
No. Tigard work is charged at posted prices, the same list that covers our whole service area, and there is never a trip fee on a repair. If you only want a diagnosis and a written quote, you pay the diagnostic fee shown on the pricing page, and it comes off the bill as soon as you approve the repair during the same visit. Either way, you see the number before any work starts.
Are the compact townhouse garages in the newer Bull Mountain projects near Tigard on your list?
Yes, and they get the same spring, cable and opener care as a house door, just with less room around it. A townhouse garage usually means one single door, tight side clearance and a shared street out front. Tell us the project name, the unit and where visitors may park when you book, and the technician will carry the parts in from there.
Does joining two single garage openings into one double door in Tigard take a permit?
Most likely, yes. Oregon's statewide rules allow a door swap with no structural changes and no permit, but changing the dimensions of an opening needs one, and joining two openings means removing the post between them and changing the header. Check with the City of Tigard, or with Washington County for unincorporated Bull Mountain, before any framing comes out. Our permits guide explains the distinction.
What do you check on the garage door of a 1960s Tigard house from the city's first years?
The springs, the lift cables and the age of the opener come first. A house built soon after Tigard incorporated in 1961 may still have a door on extension springs along the tracks, which need safety cables, or an opener older than the 1993 rule that made photo eyes standard. We test the balance with the opener disconnected and list each worn part before quoting anything.
Why does rain get under the garage door on my sloped Tigard driveway on Bull Mountain?
Usually because the slab drops away under one end of the door. The bottom seal then touches at the high corner and leaves a gap at the low one. A taller seal, or a raised threshold laid across the concrete, closes it, and we set the travel limit so the door seals without bouncing back up. A photo taken from inside with the door shut, showing the gap at the low corner, tells us which fix fits.
